The Township That Surrounds the City

Spray Foam Insulation in Kalamazoo Township means working in neighborhoods that feel like part of the city but sit outside it. The township is one of the oldest units in the county; it was organized as Arcadia Township in 1830 and renamed Kalamazoo Township in 1836. Annexations by Kalamazoo and Parchment have since split it into separate pieces, including the Eastwood and Westwood areas, with 22,777 residents at the 2020 census.

Mid-century houses

Much of the housing in Eastwood and Westwood is the post-war kind: ranches, Cape Cods and two-stories with basements. Typical issues include an attic with a few inches of old fill, open bypasses around the chimney and plumbing stack, a rim joist with nothing on it, and walls with thin or slumped batts. Cape Cods add kneewalls and sloped ceilings in the upstairs bedrooms, which are often the coldest rooms in the house.

The sequence that works

We usually start with the attic: seal the bypasses, then blow in to the Department of Energy's Zone 5 target of R-60 or R-49 added over what is there. Then the rim joist gets closed-cell foam. Walls come last, and only if they are actually empty or poorly filled.

Local services

The township runs its own building and inspection services, along with police, fire and planning. If your project involves a permit, such as an addition or basement finish, those offices are where the requirements come from.

Rebates

If you are a Consumers Energy customer, its rebate chart includes attic, wall, basement wall and rim joist insulation. We record the area and R-value you will need for the form.

Eastwood and Westwood specifics

Eastwood sits on the city's east side and Westwood on its west, but the housing is similar: mostly mid-century homes on modest lots. Attics are usually small and easy to reach, which keeps attic work affordable. Basements are common, and the rim joist is almost always worth foaming. In Cape Cods, we often find no insulation at all behind the upstairs kneewalls.

Why air sealing comes before more insulation

Adding six more inches of fiberglass over a ceiling full of open bypasses only partly helps, because air carries heat straight around it. Sealing the top plates, chases and light boxes first, then adding loose fill, is what makes the upstairs feel different. That is why air sealing is listed as its own line on our estimates.

Spray foam insulation cost

National guides put installed spray foam at about $1.50 to $5.00 per square foot, and many mid-century jobs here mix foam at the rim with blown-in in the attic, which keeps the total lower than an all-foam approach.

Kalamazoo Township Questions

My Cape Cod's upstairs bedrooms are freezing. Why?

Cape Cods have kneewalls and sloped ceilings with little insulation and many air leaks. Sealing and insulating the kneewalls and the attic pockets behind them usually solves it.

Which comes first, attic or walls?

Attic air sealing and insulation almost always come first because they give the biggest return. Rim joists next, then walls if they are empty.

Is spray foam better than blown-in for a Cape Cod?

Each has a place. Foam suits kneewalls and sloped ceilings; blown-in suits the flat attic floor. Most Cape Cods get both.
