Steel Buildings Sweat

Pole barn, garage and shop insulation is a big part of the work outside the city limits. Kalamazoo County still has a lot of farmland, especially across the prairie country to the south around Schoolcraft, and many rural and suburban lots carry a post-frame building for equipment, vehicles or a workshop. Bare steel loses heat quickly, and whenever warm, damp air touches cold metal it condenses and drips on whatever is stored below.

Why closed-cell on steel

Closed-cell foam sticks directly to steel panels and purlins, seals the seams and fastener holes, and resists vapor. That stops condensation at the source and gives a lot of R-value per inch (R-5 to R-7, per HomeGuide). It also adds some rigidity and quiets rain noise on a metal roof. Open-cell foam is not a good fit directly on steel because it lets vapor through to the cold surface.

Heated shop or just dry storage?

How thick we go depends on what you want. For a building that only needs to stay drier, a thinner layer of closed-cell on the roof and upper walls may be enough to stop dripping. For a workshop heated through a Kalamazoo winter, with January average lows around 18F, we go thicker on the roof and walls and seal the eaves and big doors. We talk through how you will use the building before we size the job.

Attached and detached garages

Attached garages bring their own issues: the shared wall with the house and the ceiling under a bonus room. Sealing those keeps exhaust out of living space and warms the room above. Detached garages are like small pole barns, often wood-framed instead of steel, and can take either foam or batts plus air sealing.

Wood-framed and older barns

Older barns with board siding and gaps everywhere can be insulated, but the gaps have to be addressed first, and some are better served by a framed-in room inside the barn than by insulating the whole shell. We tell you plainly which approach makes sense.

Fire protection

If the building will be occupied as a shop, foam generally needs an ignition or thermal barrier, depending on use and the product. In agricultural buildings the rules can differ, so we discuss what applies to yours.

How It Works

1. Talk use

Storage, heated shop or livestock: the use sets the thickness.

2. Measure

We measure roof and wall area and note doors, eaves and penetrations.

3. Prep

Contents are moved or covered and the steel is checked for oil or dust.

4. Spray and seal

Foam goes on in passes, with eaves and seams sealed.

Pole Barn, Garage & Shop Insulation Questions

How thick should foam be in a pole barn?

For drip control alone, a thin closed-cell layer can be enough. For a building heated all winter, the roof and walls get more. We size it after asking how you use the building.

Can you spray over the bubble wrap or blanket already on the steel?

Usually not well. Foam needs to bond to clean steel or wood. In many cases the old facing has to come down first, and we include that in the estimate if so.

Does a garage need to be insulated if it is not heated?

An attached garage benefits from sealing the shared wall and ceiling even if it is not heated, since that protects the house. A detached, unheated garage may only need it if condensation is a problem.

Can you insulate in winter?

Foam has temperature limits for the surface and the material. In cold weather we may need to warm the building first or schedule on milder days.
