When Old Insulation Has to Go
Insulation removal and replacement makes sense when the material in an attic, crawl space or garage ceiling is doing more harm than good. Mice and other animals nest in it and leave droppings behind. Roof leaks soak it and it never fully dries. Decades-old batts compress and slump. And sometimes it is simply in the way: the air leaks that matter most are underneath it, and they cannot be sealed until the old layer comes out.
Signs it is time
Droppings, tunnels or a smell in the attic. Water stains or matted, dark areas under a past roof leak. Insulation that has fallen from crawl space joists. A home inspection that flagged contamination. Or a plan to switch from batts to a sealed and blown-in attic. We tell you which of these apply and whether full or partial removal makes sense.
How removal works
For loose fill, we use a high-powered vacuum that pulls the material through a hose into large bags outside, which keeps dust out of the living space. Batts are bagged by hand. We protect the path through the house and clean up afterward. HomeAdvisor's national numbers put removal at about $1 to $2 per square foot.
Vermiculite and asbestos
Some older Kalamazoo homes have vermiculite in the attic, a pebbly, gray-brown or gold fill. Some vermiculite contains asbestos. It should be tested by a qualified lab before anyone disturbs it, and if it contains asbestos it has to be handled by a licensed abatement contractor. We do not touch it until that question is answered.
Removing spray foam
Sometimes foam itself has to come out, because it was put on a wet roof deck, it covers a problem, or a remodel requires it. Foam removal is slow, hand work, and HomeGuide and Fixr both put it at a higher cost per square foot than loose fill.
After removal
With the old material gone, we clean, seal the bypasses, address ventilation, and insulate to the depth on the estimate. If rodents were the reason, sealing their entry points is part of the job; new insulation in an attic with open holes just becomes a new nest.

Insulation Removal & Replacement Questions
Do I need to remove old insulation before adding more?
Only if it is wet, soiled, moldy or blocking air sealing. Clean, dry insulation can stay with new material added on top.
How long does attic removal take?
Most attics take a day for removal, with sealing and new insulation the same or next day, depending on size.
Is removal messy inside the house?
Vacuum removal runs the hose from the attic to bags outside, so very little dust gets into living space. We still cover the path and the area under the hatch.
What if you find asbestos?
We stop and tell you. Testing and abatement are done by licensed specialists, and we insulate after the space is cleared.
