From Lake Plats to Subdivisions
Spray Foam Insulation in Texas Township has to account for two kinds of housing. The township's lakes, including Crooked, Eagle, Pretty, Pine and Paw Paw lakes, drew the first subdivisions, some platted as early as 1914 and 1915 according to the Kalamazoo Public Library's township history. Most of the growth came after 1960, when the 9th Street interchange with I-94 opened, and by 1980 subdivisions lined the border with Portage.
Cottages that became homes
A lot of lake houses started as seasonal cottages and were added onto over the years. They tend to have shallow crawl spaces, additions with different framing from the original, and ceilings that follow the roof. Closed-cell foam is useful here: on crawl space walls, along rim joists, and under roof decks where there is no attic to fill.
Walkouts facing the water
Homes built on lake slopes often have walkout basements with a lot of exposed wall and big glass doors. The exposed rim and the above-grade sections of the foundation lose heat quickly. Foaming the rim and insulating the walls before finishing makes those lower levels usable year-round.
Still growing
The township's population rose from 14,697 in 2010 to 17,691 in 2020, a gain of about 20%. Newer homes generally have better attic insulation than older ones, but bonus rooms, cantilevers and recessed lights remain common leaks. We check those first.
Zone 5A targets
Texas Township shares Kalamazoo County's Climate Zone 5A. The Department of Energy's R-60 attic target and R-30 for floors over unheated space guide how much we add.
Lakefront moisture
Homes close to the water deal with more humidity in summer, and crawl spaces under older lake houses often have bare dirt floors and open vents. A sealed crawl with a heavy ground cover and closed-cell foam on the walls keeps the space drier, warms the floor and cuts down on musty smells. HomeGuide lists crawl space vapor barriers at about $1,200 to $4,000 and closed-cell on crawl walls at $2 to $5 per square foot.
Newer subdivisions
In the larger subdivisions built since the 1980s along the Portage border, attics are generally deeper, but air sealing was often skipped. We see warm air escaping around recessed lights, bath fans and attic hatches. Sealing those and topping up the insulation is usually a one-day job.
Rebates
If Consumers Energy is your utility, the rebate chart lists amounts for attic, wall, basement, crawl space and rim joist insulation, with a December 31 deadline for posted amounts.

Texas Township Questions
Can a lake cottage be insulated for year-round use?
Usually, yes. Crawl space walls, rim joists and sloped ceilings are the main targets, often with closed-cell foam. We check for moisture and old additions first.
How do I warm up a walkout basement?
Foam the rim joist and insulate the above-grade sections of wall, ideally before finishing. Sealing around the slider or patio door frame helps too.
Do you insulate crawl spaces under lake cottages?
Yes. We usually seal the vents, put down a vapor barrier and foam the walls, after checking for water and drainage problems.
